Real Estate Perspectives for Vaughan’s Three Most Prominent Communities – Woodbridge, Maple and Thornhill

According to the unanimous opinion expressed by the experts in the business, Vaughan real estate as a whole is showing great potential for development in the coming years, mostly thanks to the sustained evolution and expansion of the city’s highly prominent communities: Woodbridge, Maple and Thornhill, respectively. Over the last several years, the real estate industry has been flourishing in Vaughan’s three highest rated communities, rendering the said names as highly desirable locations for small and large real estate investments alike.

Woodbridge Real Estate Prospects

Standing out as Vaughan’s second largest suburban community with a population of 101,170 according to a 2006 census, Woodbridge is situated just north of Toronto in Southern Ontario. An independent town at its origins, Woodbridge was blended with the nearby establishments in 1971 to form the community we see today. Its traditional downtown center is the Woodbridge Ave. stretch between Islington Avenue and Kipling Avenue north of Highway 7.

Erected on the hilly terrain of the Humber River Valley, the community of Woodbridge stretches between Highway 27 and Pine Valley Drive. Interspersed with forested areas along the Humber River and its eastern branch, nowadays the community is mostly residential with commercial and industrial properties spreading to the south, next to the border with the City of Toronto and to the east near Pine Valley Drive.

At present, Woodbridge real estate is considered an excellent opportunity to escape the congestion and overcrowding of Toronto or for making a sound real estate investment. Prospective homebuyers are met with a variety of options, ranging from condominiums, townhomes, semi-detached homes and detached homes to multi-million luxury properties.

Maple Real Estate Prospect

With an estimated population of 49,388 in 2006, Maple is a fast growing suburban community situated northwest of Toronto, Ontario, Canada, part of the city of Vaughan in York Region. Maple currently spreads on 23.9 km² of land area, and is delimited by the west branch of the Don River to the northwest, Black Creek slightly west of Vellore, the Oak Ridges Moraine to the northeast (which ensures the main source of water for the Greater Toronto Area), and several other creeks to the east. York University Keele Campus is located to the south on Keele, and is accessed 2 km northeast from Toronto.

Maple’s real estate scene is looking very promising as well, offering numerous options for both categories of sellers and buyers. The emerging “Carville District”, a Vaughan planning area project comprising Block 18 (East Maple), Block 11 (Thornhill/Maple), Block 12 (Upper Thornhill/Maple) and Block 10 (Thornhill Woods) is expected to grow exponentially in the coming years, which will undoubtedly raise the overall value of the properties found in the region.

Other new areas like Thornhill Woods, Coronation, Roxborough, Upper Thornhill Estates, Thornberry Woods, Eagle Hills, Mackenzie Chase and Laureate Walk are also showing great potential and are already starting to attract a lot of interest from prospective clients.

Thornhill Real Estate Prospects

Vaughan’s most densely populated community with roughly 106,400 inhabitants according to a 2006 census, Thornhill is a community in the Greater Toronto Area of Southern Ontario, Canada, situated on the northern border of the city of Toronto. Once a municipal village, Thornhill is now a community and postal designation geographically split into two municipalities along Yonge Street, the city of Vaughan to the west and the town of Markham to the east.

Thornhill is currently undergoing an expansion process towards the northern area of Vaughan, as well as west of Bathurst, due to the marketing enterprises of residential developers. The project has led to the development of a new area called “Thornhill Woods” – situated between Highway 7, Rutherford, Bathurst, and Dufferin – but also to the advent of “Upper Thornhill Estates”, which extends to the northern extremity of Major Mackenzie.

Other important developments currently under progress in the new areas of Thornhill include Eagle Hills/Mackenzie Chase/Thornberry Woods at Dufferin and Major Mackenzie, with Coronation and Roxborough being subject to an ambitious process of development plan at Upper Bathurst between Rutherford Road and Major Mackenzie.
